A 3,000-square-foot storefront converted from a karate studio into a character-rich co-living location in the Marina and Cow Hollow neighborhood. Multiple independent zones let crews choose a clean conference-room look, mirrored studio feel, communal lodging scene, cherry kitchen, upstairs lounge, or landscaped backyard.
The location includes custom 12-foot bunk structures, a cherry kitchen, a modern bathroom and shower, mop sink, washer and dryer, hanging artwork, lockers, storage, and floor-to-ceiling mirrors. Upstairs, the lounge and conference room can support meetings, interviews, wardrobe, holding, or office scenes.
Outside, a shaded backyard with a mature tree, patio, and fountain pond offers a separate natural look. The mezzanine, backyard, downstairs storefront, front area, and exit hallway can function independently, allowing productions to focus on the zones that match their shot list.
This is an operating hospitality property. Standard bookings may use selected areas while the property remains active; inquire about privacy, a larger footprint, or a full buyout. Send the intended scenes, crew size, equipment, sound needs, and loading plan before your scout.
